Valuation is read live from OnTheHouse (Cotality) — the property's current estimate, its own sale history and the street's comparable sales — shown beside the Valuer-General's site value (a hard floor — a site is never worth less than its land). Build costs are Cordell (professional estimator) rates. Census figures are ABS 2021 QuickStats. Nothing is modelled to fill a gap — where a source has nothing, the report says so.
